How much is the rent?

12 month lease

$1525 + utilities per month, includes lawn service, water/sewer fees, 12 month lease, then month to month lease

24 month lease

$1475 + utilities per month, includes lawn service, water/sewer fees, 24 month lease, then month to month lease

Shorter and longer leases may be available, contact owners to discuss rent options.

When is rent due?

Rent is paid one month in advance.  We can be flexible on the lease start date and the rent due date (1st of the month, middle of month, end of month, or any other mutually agreed date).

What is included with the rent?

Your rent includes water/sewer utilities, lawn service, all taxes, & home association (HOA) fees.

The tenant is responsible for gas & electric utilities, cable television, internet, telephone, shoveling snow, etc.

For a small additional fee, we can arrange to have your snow shoveled as needed.  Contact us to discuss this option.

How long is the lease?

We offer several lease options:
12 month lease, then agreement goes to month to month lease.
24 month lease, then agreement goes to month to month lease.
Shorter or longer leases may be available, contact us to discuss.

How much is the deposit?

Depending on the tenant’s credit history or if pets are allowed, one to two months rent is needed for the deposit.

What do you do with the deposit while we are living in the rental proeprty?

The tenant(s) deposit money will be deposited into a FDIC insured escrow bank account.  This deposit money will accrue current bank interest rates until it is refunded to the exiting tenant(s).

What is the maximum number of occupants allowed to live in the house?

Four

What is needed if we would like to put a rental application in for this property?

1. We will need you to fill out an “Application Form”.  We can email this form to you.

2. We will do a “Credit History, Eviction History & Criminal Background” check on all applicants.

3. We will need a $45 application fee per applicant.
This fee covers the cost of us doing a “Credit, Eviction & Criminal Background” checks on the applicant(s).

4. Application fee is refundable with a rental agreement.

5. We will need a copy of each applicant(s) driver’s license.

6. We may also request references from previous landlords.

7. We may also request an on-site visit of your current residence.

What if I don't have a good credit?

We will do a “Credit History, Eviction History, Employment Verification, Income Verification, Bankruptcy Investigation & Criminal Background” check on all applicants.  No exceptions.

We are looking for a tenant or tenants that have good credit history, steady income,
history of taking good care of previous properties, and that also have a history of on-going “Good standing” payments with their rent or mortgage.

Do you accept Section 8 payments?

Sorry we do not accept any “Section 8” or government payments.

Are pets allowed?

Yes with approval by the owners.
Approval will be based on number of pets and type of pets.
There may be a pet deposit in addition to the regular deposit.
Owners may request to meet the pet or pets before approval

Do you allow smokers?

This house has a 100% non-smoking policy inside the house. No exceptions.
Smoking is allowed only on the exterior porch or outside the house.
Smoking inside the house will forfeit the deposit

Can we see the property in person?

Of course, contact us to schedule an appointment.

Do we have references?

Absolutely.  All of our previous tenants have been extremely happy with the house and with us as landlords.  Referrences are available upon request.

Are satellite dishes allowed?

It depends, installation of any satellite dish must have written permission from the owners, and the owners general contractor must supervise the satellite dish installation.  Installing a satellite dish without the owners written permission will forfeit the deposit.
